Customer Care

• Keep an eye on for cracks over time; the size of a crack does not necessarily indicate the damage that ensues. It’s best to keep a picture log of any crack you see in your foundation and track it over the course of at least one year from the date of your closing.  
• Keep water and puddles away from the foundation; the proximity of your sprinkler system could be your foundation’s worst enemy.  
• Keep your gutters clean and make sure that your downspouts drain away from the foundation.

• The factory seal on your windows is to keep the Argon gas inside a sealed membrane.  If this seal fails, you will notice condensation building up between the panes.  Keeping an eye on the health of your windows and exterior doors goes a long way in keeping weather out of your living environment and keeping your investment maintained.

• The roof is the hardest part of the house to watch closely; most often you will only think of the roof when there is a leak.  It’s good practice to stand on the street from time to time and visually inspect your roof, valleys and chimney and report any irregularities or missing shingles.

• Your drywall usually carries the burden of the expansions and contractions that happen in your home.  Corner cracks and nail pops are normal occurrences in a new home, especially in a climate where large temperature fluctuations happen.  Be sure to make a note of these items on your 1 year and 2 year Tarion reports so that we can look after their repair in time.

• Avoid using harsh abrasive cleaners on kitchen and bathroom cabinets. Often the best way to clean cabinetry is with a damp cloth & warm water.

• Your porcelain tiles are easy to maintain with a moist cloth and wet mop. The grout lines can be easily cleaned using a brush and a gentle cleaner that can be purchased from your neighborhood home care store.
• Hardwood floors are susceptible to expansion and contraction with environmental changes, therefore maintaining a balanced humidity level throughout the year is the best remedy for opening gaps; Please consult your manufacturer’s instructions for care tips.
• Vinyl products provide durability, strength, and a variety of beautiful looks. They are also easy to maintain with a soft mop and proper luxury vinyl cleaners.

• Your stairs are built to the standards of the Ontario Building Code.  It is always common sense to avoid running up and down the stairs when possible, to avoid falls, slips and trips.  The guard rails are designed to hold protect against unobstructed fall from heights and children should be instructed to not run against them with force.

HVAC – Boiler, Infloor Heating, HRV, Hot Water Tank, Water Softeners

• Your mechanical equipment has been designed, engineered, and installed for your specific home’s requirements.  It is important to get to know your equipment by following the manufacturer’s instructions manuals for operations and maintenance.

Smoke Detectors

• For your safety, it is important that these devices be in the proper working conditions.  Your smoke detectors have been hard wired to your electrical system and have a backup battery in the event that the electricity is cut off.  Check your smoke detectors every month.

Electrical 

• Your electrical system has been inspected and passed by the Electrical Safety Authority prior to your closing, and your panel breakers have been labeled for your information.  Please contact a licensed electrician for all your electrical requirements.

Plumbing

• It is important to inspect your toilets, faucets, shower heads and drains regularly to ensure there are no leaks.  Even small leaks can lead to big problems in time.  A licensed plumber is always your best source for clogged toilets or leaky issues.

• Maintaining your home’s systems on a regular basis protects your investment over the long term and saves you thousands of dollars when things aren’t looked after regularly.  Much like a car, your home needs regular maintenance, and you want to make sure that professionals look after your biggest investment.  As your builder, we know how your home was built and as such, our seasonal maintenance packages are designed to keep all of your home’s systems running in top form.
