Ontario's New Home HST
Rebate Just Got a Lot Better

Here's What You Need To Know

On March 27, 2026 the Ontario and Federal Government announced an expansion of the HST rebate on new home purchases. We’re going to walk through exactly what the new Ontario HST rebate on new homes looks like in 2026, who qualifies, how much you can actually save, and what it means if you’re buying in Eastern Ontario.

What Changed on April 1, 2026?

The province will be temporarily removing the HST on new home purchases with much easier eligibility requirements to suit today’s markets. Premier Doug Ford announced that the full 13% tax will be removed on new home purchases of up to $1 million from April 1, 2026 until March 31, 2027. This HST removal can save home buyers up to $130,000 in just taxes. This boosts not only the maximum savings a homeowner can receive but also expands the amount of buyers whose home purchases will qualify. Something to keep in mind is this expanded program will only run for one year meaning your purchase agreements need to be signed before the March 31, 2027 deadline. Additionally there are requirements of construction beginning by December 31, 2028 and being substantially completed by December 31, 2031 for primary residence purchasers.

How Much Is the HST Rebate on a New Home in Ontario?

The HST rebate amount will vary based on your home purchase price.

Homes under $1,000,000: Full rebate. The entire 13% HST is returned, up to $130,000 combined. Your effective HST cost is zero.

Homes between $1,000,000 and $1,500,000: Maximum rebate of $130,000. The rebate percentage decreases as the price climbs, but the ceiling holds at $130K.

Homes between $1,500,000 and $1,850,000: Partial rebate, decreasing as you move toward the upper limit.

Over $1,850,000: The old rules apply. You’d receive the previous maximum of $24,000 provincial rebate only.

For Brookland buyers in our Amherstview, Brockville, and Odessa communities this puts them firmly into the first category granting them a full HST rebate.

Who Qualifies?

Previously, parts of the federal rebate where restricted exclusively to first time buyers. That limitation is gone with the updated ruleset with the only stipulation being that you hold Canadian Citizenship or Permanent Residency in Canada and you’re purchasing the home to serve as your primary residence or that of an immediate family member. This means previous home owners will now have access to savings that weren’t available before. Long-term residential rental buyers may also even be eligible. If you’re purchasing a home as an investment and meant for a tenant to live in then you can qualify. Any short-term rentals such as an Airbnb or related rental will not qualify (this hasn’t changed).

In most cases your builder will apply the HST rebate on your behalf at the time of closing. This avoids you paying the full HST amount and then waiting for a cheque in the mail from the government. Ask about the rebate early during your buying process to have a clear picture of all deadlines as well as to answer any questions you may have. There are some fringe cases where the details may differ so its always smart to confirm your purchase will not be effected.

What This Means If You're Buying in Eastern Ontario

Every home Brookland builds across Amherstview, Odessa, Brockville, and the surrounding communities sits well below the $1,000,000 threshold, which means buyers will be entitled to a full HST rebate. For someone who has been going back and forth on a new home purchase this is a major reason to strongly consider now as a time to make that commitment. The window closes March 31, 2027 meaning you still have time to consult with your family and financial advisors but we recommend starting the process as early as possible. Your home doesn’t need to be finished and construction doesn’t even need to be underway as your signed purchase agreement is what will lock in your eligibility.
