Exploring Brookland
Home Types

Bungalow or single family? Attached or detached? Condo or freehold? These are usually the first questions a new buyer runs into, and if you haven’t been through the process before, the terminology adds pressure to a decision that’s already big enough. Most buyers come to us without a clear answer and that’s okay!

Brookland Homes has been building new homes in Kingston, Ontario and the surrounding Eastern Ontario communities for over 50 years. Over that time, we’ve helped thousands of buyers figure out which style fits their lives, and their wish list best. Keep reading, and we’ll walk you through each of the home types we build, what makes them different, and who tends to be happiest in each one.

Single Family Homes

A single-family home is typically what pops into most people’s minds when they think about a home. They are detached, on their own lot and have four walls not shared with any neighbours. Single family homes also feature a yard, garage, and opportunities to upgrade and expand down the road. These homes tend to be the best fit for growing families or buyers who are looking for a home with a bit of extra dedicated space.

Bungalows

Bungalow living doesn’t mean you have to sacrifice comfort or quality. With everything on one floor of your home the difference in your daily life is truly noticed. This single floor layout is partly why bungalows have become so popular among, but not exclusive, to downsizers and mature buyers. We commonly see younger couples who simply don’t require that much space and even buyers who are searching for accessible living without giving up quality of life.

These new builds are solid, well insulated, and thoughtfully laid out in a way to feel bigger than the square footage suggests.

Bungalow Condos

When we talk about bungalow condos, we mean a ground level, single-storey home where you only need to worry about your unit. The lawn, snow, exterior, driveway, landscaping, and more are not on your plate leaving you more time to relax and enjoy your new home. This doesn’t mean you have to deal with a shared hallway, noisy neighbours above or below you, and the other quirks you encounter with traditional condos. These builds are set up in planned communities and are essentially just regular bungalows with the condo structure being more a maintenance distinction than anything else.

Attached Bungalows

You’re responsible for your own maintenance, the same as any other homeowner. However, because the foundation and structure are shared on one side, the build cost is lower, which typically translates into a more accessible price point for buyers who want freehold ownership and bungalow-style living without stretching their budget.

The layout remains single-storey with no shared lobby and no condo fee. You’re a homeowner with full ownership of your property. If you’ve been looking at the new homes in Kingston and feel like a full detached bungalow is slightly out of reach, attached bungalows are worth a serious look.

How to Choose the Right Home Type for You

The best home type is one that suits your lifestyle now, as well as years into the future. Required space is one of the biggest factors in deciding your home type with children, pets, home offices, guestrooms, and more requiring additional space that simply isn’t available in smaller builds. This isn’t just interior space either. Think about your exterior space requirements such as desired yard size, room for entertaining outdoors, potential garden space, driveway size, and any other variables that may require some extra room. While thinking about your exterior space needs, also think about the level of maintenance you will be comfortable with, not only now but 5 or even 10 years down the road. Some people simply don’t want, or are no longer able to deal with the upkeep of a property’s exterior when it comes to lawn, snow removal, repairs, etc. Additionally, while looking down the road, consider the number of stairs you will be comfortable managing.
